1. Location
The offered lot of 41 ha is situated about 20 km North - West of
Wroclaw at the main cross-road of routes No. [340] Wolów - Oborniki Slaskie and route
Brzeg Dolny - Zmigród, which are directly connected with international roads [E 65]
Wroclaw - Zielona Góra and [E 26] Wroclaw -Poznan.
A planned North - South ring road from Szczecin - Poznan route to
Zgorzelec route makes the localization more attractive. The ring road is to take over
about 30% of transit traffic through Wroclaw.
There is a bridge of class ‘B’, 478 m. long , over the Odra, which is
now being built. It will considerably shorten the way to the highway [A4] and the nearest
places.
2. Legal status
The lot is situated in the area of Brzeg Dolny community , Bukowice
village and is marked as number 11/1 in land and mortgage register KW 22643. Total area is
47,87 ha , including arable land (in most part grounds of 5th and 4th class) 47,15 ha.
The area is excluded from agricultural production with appropriation for
non - agricultural aims on the grounds of the decision of the Ministry of Agriculture and
Food Industry of 02.08.1994 , GZI no. 0602/Z/-93511/94 and the decision of Wroclaw Voivode
of 17.08.1994.
The Development Plan includes investments concerning industry , craft ,
and services.
3.Territorial development
The lot can be equipped with all installations because they run
alongside the southern and western border and includes
-overhead and cable power line of high and low voltage
-light cable
-natural gas grid
-drinking water supply system
-telephone line
In general , it is the modern network with considerable reserves.
In addition to this , there is an unlimited access to ‘industrial
water’ owning to the vicinity of the Odra.
The connection to the system of a big biological-chemical treatment plant
of the nearby Rokita S.A. Chemical Works will make up for the lack of sewage system.
It will take place in spring 2000 (on the grounds of contract between the
Town Office in Brzeg Dolny and the Linpac Plastics Production LTD).
There is also a very profitable chance of providing the equipment means
from the community budget after the approval of the investment project. It is stated in
the opinion of the Town Office in Brzeg Dolny.
4.Transport
The offered area is very well situated in the matter of communication.
The location at the crossing of two routes eliminates the necessity of the expensive
building of access roads. The near Kraków - Szczecin trunk-line with a modern siding in
the distance of 1300m. , three loading ramps in the distance of 3,5 km and the PKS base
make it possible to the use other means of transport.
GENERAL REMARKS
The region of Brzeg Dolny is characterized by full technical
infrastructure (the highest equipment indicator in the province of Wroclaw) , fast
economic development , and particularly:
-well developed network of equipment including heat distribution network
-transport: railway, Eurotransport, PKS; there is a possibility of
building landing field for small planes or helicopters.
-various services , e.g.:
a) agency and warehouse of the custom-house
b) three banks
c) chemical emergency station
d) communal services (the biggest treatment plant in Lower Silesia,
computer firms, health service including dialysis station, sports center, health resorts,
education system, high qualified operating personnel - secondary and higher education -
about 12.000 people).
-project of starting a gravel strip pit for building highways with
possibility of connection to pipeline from Rokita S.A. works.
The Linpac Plastics Production LTD is situated in the South - Eastern
part of the area mentioned above (i.e. on 6,74 ha). The firm produces polystyrene foam.
There is also The British Vita Polymers LTD in the
neighbourhood.
